One city, two counties: repairs across Bothell
Downtown Bothell is seventeen to twenty-two minutes from our shop by I-5 and I-405. The King–Snohomish line runs through the city, and so do two electric utilities and two water supplies, which matters more for repairs than most people expect.

Bothell has about 52,000 residents, 31,480 on the King County side and 20,530 in Snohomish County, with ZIP code 98011 to the south and 98012 and 98021 to the north. I-405 arrived in 1968 and turned it into a commuter town. Canyon Park, annexed in 1992, and North Creek filled with office parks in the 1980s and 90s, and Bothell is now the second-largest biotech hub in the state. UW Bothell and Cascadia College opened their shared campus in 2000, downtown had about 1,300 new apartments and townhomes by 2020, and the population grew more than 40 percent between 2010 and 2020.
All that growth makes Bothell young: 39 percent of its homes were built since 2000 and another 34 percent between 1980 and 1999. About 54 percent are detached houses, 12 percent are in buildings of 50 or more units, and 6 percent are manufactured homes. We cover the city and the unincorporated Bothell addresses around it, including North Creek, Canyon Park and the edge of Maltby, and the van carries common parts for furnaces, heat pumps and every major appliance so that most visits end with the repair done.

Bothell's districts and the equipment in them
Downtown and Main Street
New apartments and townhomes surround Main Street and the Park at Bothell Landing, with older houses on the hills above. The new buildings mean stacked laundry, compact dishwashers and heat pumps; the older homes bring gas furnaces and kitchens that have been remodeled around them. Parking near Main Street can be tight, so mention loading zones or garage access when you book.
Canyon Park and North Creek
On the Snohomish County side, subdivisions from the 1990s and 2000s sit between the business parks. Most got a builder appliance package and a gas furnace or heat pump at the same time, and those are now reaching the age when control boards, blower motors and ice makers wear out.
Westhill, Queensborough and Bloomberg Hill
Established King County neighborhoods with more mid-century and 1970s–80s houses. These homes take Bothell's own city water and PSE power, though some streets fall inside the Northshore Utility District, which delivers the same Tolt supply. Expect older ductwork, furnaces on their second or third replacement, and electrical panels that need a look before a heat pump goes in.
Manufactured-home communities
About 6 percent of Bothell homes, and 7 percent in the unincorporated Bothell West area, are manufactured homes. They usually have a downflow furnace or air handler in a hall closet and compact appliances. Parts and clearances differ from site-built houses, so tell us it is a manufactured home when you book.
Two electric utilities, one gas company
Heating in Bothell is close to even, 51 percent electric and 47 percent gas. PSE supplies the gas throughout, but electricity depends on the county: PSE on the King County side and Snohomish County PUD on the Snohomish side. That matters most when you replace a system, because heat pump programs differ by utility, and we check which ones apply to your address before you decide. Day to day, heating calls follow housing age. Newer homes have variable-speed ECM blower motors that fail differently from the old single-speed kind. Furnace repair in Bothell starts at $285, and one of those newer blowers sits toward the upper end of the category; read the figure as a floor, not a quote, because your exact price is put in writing after the diagnostic. Older homes bring igniters, limit switches and tired heat pumps, and the convergence zone that passes over Bothell can turn a cold rain to snow overnight.
Heating & cooling in Bothell
Two water supplies, many young kitchens
Water follows the county line too. The City of Bothell has been on Seattle's Tolt pipeline since 1963, at about 1.2 to 1.4 grains per gallon, while the Alderwood district serves Canyon Park and North Creek with Everett water at about 0.7. Northshore Utility District covers other parts. All of it is soft, so scale is not the main threat; age and heavy use are. In the 2000s subdivisions, refrigerator evaporator fan motors start to squeal or stop, and the freezer frosts while the fresh-food side warms. Refrigerator repair on either side of the county line starts at $265, and a squealing fan is one of the more routine fridge jobs we do here. Downtown apartments bring stacked laundry and compact dishwashers, and older houses on the King side bring range and dryer calls.

Common questions
Does it matter which county my Bothell address is in?
For the repair itself, no: same technicians, same written price, no distance surcharge. It matters when you replace heating or cooling equipment, because electricity comes from PSE on the King County side and Snohomish County PUD on the Snohomish side, and their heat pump programs differ. Your power bill tells us which applies, and we check the programs for you.
Do you work on manufactured homes?
Yes. We repair furnaces, heat pumps and appliances in manufactured homes, which often use downflow furnaces or air handlers in a hall closet and compact appliance sizes. Mention it when you book and, if you can, read us the model number from the furnace label or type it into the booking form so we bring parts that fit.
Is there an extra charge to drive out to North Creek or Canyon Park?
No. North Creek is nineteen to twenty-three minutes from our shop off-peak, and Canyon Park is in the same range. We have no distance surcharge anywhere in our service area. A morning call or online booking, Monday through Saturday, usually leads to a same-day visit, although I-405 traffic can stretch the arrival window.
Our 2005 house has its original furnace and AC. Repair or replace?
It depends on what failed. A blower motor, igniter or capacitor is usually worth repairing on a furnace and AC of that age. A failed compressor or a leaking indoor coil often shifts the math toward replacement, especially if you would like a heat pump. We give written prices for both paths so you can compare them.
