Homes, apartments and tasting rooms: repairs in Woodinville
Woodinville is eighteen to twenty-three minutes from our shop by I-405 and SR 522. Its housing is young, PSE supplies both its power and its gas, and besides homes, its restaurants and tasting rooms run the reach-in and walk-in coolers we also repair.

Woodinville incorporated in March 1993, and most of its housing is younger than the city: 44 percent of homes were built since 2000 and 37 percent between 1980 and 1999. Only about half are detached houses, because nearly a quarter of all homes are in buildings of 50 or more units, mostly downtown apartments. The older layer is small but visible, from Hollywood Farm (1910) and the Hollywood Schoolhouse (1912) to the 1936 Woodinville School. Gold Creek Park hosted the 1969 Seattle Pop Festival, and today roughly 130 wineries and tasting rooms, Chateau Ste. Michelle, Columbia Winery and DeLille Cellars among them, give the valley its reputation.
Woodinville gets its own weather, too. On April 18, 2008, a convergence-zone band dropped 6.5 inches of snow here while Shoreline got 3.5, and the November 2024 bomb cyclone left more than 400,000 PSE customers without power at one point. Snow and outages are hard on heat pumps, fridges and anything with a control board. Our route runs south on I-405 and east on SR 522, and the van carries common parts, so even near the far edge of our area many repairs are done on the first visit.

Housing types around Woodinville
Downtown apartments
Large buildings of 50 or more units hold about 24 percent of the city's homes. Units are new, with stacked laundry, compact dishwashers and heat pumps or ductless heads. When many identical units age together, the same door locks, drain pumps and fan motors tend to fail within the same few years.
1980s and 90s subdivisions
These houses started with gas furnaces or builder heat pumps and are now on their second set of equipment, or due for one. Air conditioning was often added later, and kitchens have been updated once. Leaky ducts and undersized returns show up when a bigger heat pump replaces the original.
Homes built since 2000
Nearly half of Woodinville's housing. Expect 95 percent gas furnaces, variable-speed heat pumps, smart thermostats and builder appliance packages now ten to twenty-five years old. Electronics fail more often than motors in this group, and a control board is a common call. Many also have a gas range or cooktop, since the gas line was already in place for the furnace.
Tasting rooms and restaurants
Wine country means a lot of commercial refrigeration: reach-in coolers, under-counter units, walk-ins and prep tables. We service those too, including the refrigerant side, which our technicians handle in-house under EPA Section 608 rules. Door gaskets, condenser fans and defrost controls are the usual failures.
PSE power, PSE gas and convergence-zone snow
Woodinville homes split 51 percent electric and 47 percent gas, and PSE supplies both. That leaves one utility to check for heat pump programs, and we look up which PSE options apply before you settle on a new system. Heat pumps are the growth area. When a wet snow band settles over the valley, a heat pump has to defrost its outdoor coil every so often; if the defrost board or its sensor fails, the coil ices solid and heat output drops. AC and heat pump repair in Woodinville starts at $285, and a defrost board is one of the jobs at the higher end; that is an opening figure, not a quote, and the exact price is in the estimate you receive in writing after the diagnostic. Gas furnaces in the 1990s houses bring igniter, inducer and pressure-switch work, and after an outage, a tripped breaker is the first thing to check.

Kitchens on Tolt water
The Woodinville Water District is on Seattle's supply, and the Tolt water it delivers is soft, about 1.2 to 1.4 grains per gallon, although the district does not publish its own figure. Scale is a minor factor. The bigger ones are age and size: larger kitchens with built-in refrigerators and double ovens, and family laundry rooms running daily. Double wall ovens have their own pattern: the upper oven is used every day and fails first, usually at the bake element or temperature sensor, while the lower one sits idle. Refrigerator condenser fans in builder-grade models from the 2000s are a frequent failure, and a fridge that runs warm while the back panel stays oddly quiet often needs one. Refrigerator repair in Woodinville starts at $265. If a second appliance needs checking on the same visit, its diagnostic is $10 off.

Common questions
Do you repair walk-in and reach-in coolers at wineries and restaurants?
Yes. Commercial refrigeration is part of our work: reach-ins, walk-ins and prep tables, from gaskets and fans to defrost controls, leaks and compressors. Refrigerant work is done in-house by our own technicians under EPA Section 608 rules. Read us the model and serial numbers from the unit's data plate when you call (425) 570-9520 so we can bring the likely parts.
Our heat pump iced over in the last snow. Is that normal?
Some frost on the outdoor coil in cold, wet weather is normal, and the unit clears it with short defrost cycles, sometimes with a puff of steam. A coil that stays encased in ice for hours is not. Check the breaker and that the thermostat is in heat mode, then call us if the ice stays. Usually it is a defrost board, a sensor or low refrigerant.
Is Woodinville within your regular service area?
Yes. Downtown Woodinville is eighteen to twenty-three minutes from our shop off-peak, via I-405 and SR 522, and there is no distance surcharge. Both highways slow down at rush hour, so we give you a realistic arrival window. Reach us in the morning, Monday through Saturday, and we can usually be there the same day.
Who offers heat pump rebates in Woodinville?
PSE supplies both electricity and gas here, so its programs are the ones to check. Eligibility depends on what you are replacing: electric heat, an older heat pump, or a gas furnace you want to pair with a heat pump. As part of the quote we check which PSE incentives fit your situation, without promising any amount.
