Bothell grew from a small river town into a commuter city once I-405 opened in 1968, then added office parks at North Creek and Canyon Park in the 1980s and 1990s and roughly 1,300 downtown apartments and townhomes by 2020. Census estimates place about 39% of homes after 2000 and another 34% in the 1980 to 1999 range. That gives us a wide spread of furnaces: 1980s gas units in the established neighborhoods, 95% condensing models in North Creek, closet air handlers downtown, and downflow electric furnaces in the city's manufactured homes.

Bothell's two counties, two utilities and many housing types

On the King County side, which takes in downtown and the neighborhoods along the Sammamish River, Puget Sound Energy supplies both electricity and gas. North of the line, in Canyon Park, North Creek and Thrasher's Corner, Snohomish County PUD supplies the electricity and PSE the gas. It matters most if you are adding a heat pump, because the utility programs differ. We check which ones apply to your address and leave the dollar figures to the utility. The split also changes who you call to report a power outage, which after a windstorm is the first step toward getting the furnace back on: PSE on the south side, the PUD to the north. Next to Canyon Park's business park and biotech campuses sit residential streets from the 1980s and 1990s, where gas furnaces in garages are common.

About 6% of Bothell's homes are manufactured or mobile homes, and the Bothell West area has a share close to 7%. Those homes usually heat with a downflow electric furnace in a hall closet, a design with its own parts and its own quirks: elements, sequencers, a blower mounted above the heat section, and a supply duct running under the floor. We work on them regularly, and when one is past repair, a replacement furnace of the same type or a heat pump can go in. These furnaces also pull return air through a grille in the closet door, so a blocked grille or a missing filter starves them fast; keeping that grille clear is one check we ask every owner to make.

The newest neighborhoods, especially around North Creek and the Bothell East area where about two-thirds of homes are from 2000 or later, run 95% condensing furnaces with variable-speed blowers. Those units are reliable, but they depend on a clear condensate drain and clean PVC vents. Bothell sits in the Convergence Zone, and on snowy mornings we see vent terminations iced or drifted over. If snow buries a sidewall vent, brushing it clear by hand is a safe check; leave the furnace's insides to us. We reach most of the city in 17 to 22 minutes by I-405 and SR 522. Repair or replace in Bothell

In Bothell, the answer depends heavily on what kind of house you live in. In a manufactured home, the electric furnace is simple and long-lived, so a failed element or sequencer is almost always worth repairing; replacement comes up when the cabinet, blower and elements are all worn at once. In the newer North Creek and Canyon Park homes, a 95% furnace that is ten or twelve years old is still young, and even a costly ECM motor or board repair usually beats replacing it. The older houses closer to downtown are where the trade-off gets real: a twenty-five-year-old 80% furnace that needs an inducer or a heat exchanger is a replacement candidate, and that is a good time to price a heat pump or a dual-fuel setup next to a new furnace. Whichever way you lean, both numbers come in writing, and nobody asks you to sign on the spot.
