Dishwashers north of Seattle run on some of the softest tap water in the country. Homes on Everett's Spada Reservoir supply, which reaches Lynnwood, Edmonds, Mill Creek and Mukilteo through local districts, see total hardness around 12 parts per million, and Tolt water in Shoreline, Kenmore and Kirkland is only slightly harder, still under one and a half grains per gallon. That is good news for spray arms and heating elements, which rarely scale up here. The catch is detergent: a full scoop of powder or a heavy pod in water this soft can etch glassware into a permanent haze that no repair will fix. Before we replace anything for a cleaning complaint, we look at the detergent, the rinse aid and the filter. A white film that wipes off is residue; a permanent haze with a faint rainbow sheen is etching.
Kitchens vary as much as the water does. Remodels in Edmonds and Kirkland favor quiet Bosch, Miele and KitchenAid units with hidden controls along the top edge of the door. Condo and apartment kitchens near the Mountlake Terrace and Lynnwood light rail stations get builder models from GE, Frigidaire and Whirlpool, and a leak there can reach the unit downstairs. Older ramblers in Shoreline and Everett often have a dishwasher sharing a drain with a disposal added years later; a knockout plug left inside a newly installed disposal is one of the first things we check when a machine has never drained right. Some older installs also skip the high loop in the drain hose under the sink, which lets dirty sink water siphon back into the tub between cycles.
Dishwasher symptoms we diagnose
Water standing in the bottom after the cycle
- Likely cause
- Clogged filter, blocked drain hose or air gap, or a failed drain pump
- What we do
- Clean the filter and sump, clear the hose and air gap, test and replace the pump
Dishes come out gritty or still dirty
- Likely cause
- Weak wash pump, clogged spray arms, or the wrong detergent dose
- What we do
- Check wash motor current, clear the arms, review detergent and rinse aid
Water on the floor, or a Bosch E15 code
- Likely cause
- Leak into the base pan from a pump seal, hose or door gasket
- What we do
- Find the drip source, dry the pan, replace the leaking seal or hose
Dishes wet at the end, or the water never gets hot
- Likely cause
- Heating element or high-limit, or on Bosch the heater built into the circulation pump
- What we do
- Meter the heater circuit, replace the element or pump assembly
Will not start, lights blink, door will not latch
- Likely cause
- Door latch switch or a worn strike
- What we do
- Test the latch switches, replace the latch, align the door
Tub fills slowly or not at all
- Likely cause
- Inlet valve solenoid, a kinked supply line or a closed valve
- What we do
- Confirm water supply, test the valve, replace it
How we diagnose and repair dishwashers
Most modern dishwashers have a service test that runs each component in turn, and we start there: fill, wash, drain, heat. Watching which step falters narrows the search before the toe kick comes off. Drain problems get the filter and sump cleaned first, then the drain hose, air gap and disposal connection, and only then the pump. Cleaning complaints get the spray arms, wash motor and water temperature checked, with a look at detergent and rinse-aid habits. Leaks are traced by drying the base pan and running a cycle with the kick plate removed, so we see the exact drip instead of replacing a gasket on a hunch. On models with a turbidity sensor, we check whether it reads clean water as dirty, a fault that can stretch every cycle to three hours.
We repair Bosch, Thermador, KitchenAid, Whirlpool, Maytag, GE, Café, Frigidaire, Miele, LG and Samsung dishwashers. Drain pumps, inlet valves, door latches, heating elements and common gaskets ride on the van, and many repairs finish while you watch. Bosch and Miele parts are sometimes ordered, and when that happens you get the timing and the written price together. If a dishwasher has to come out to reach a part, we check the supply line and the electrical connection while it is out, then level it on reinstall so the door closes cleanly and the tub drains toward the sump. We also look at the door springs and cables on older KitchenAid and Whirlpool units, since a door that drops open usually comes down to inexpensive springs or cables, yet owners often live with it for years.
What dishwasher repairs start at
Dishwasher repair starts at $255. That is where the category begins across our area, not a number for your machine. Door latches and drain pumps are the jobs we do most, heating elements come up on models that use one, and control boards and wash motors sit at the upper end. Brand, model and whether the dishwasher has to be pulled out from under the counter all move the final figure, which we write down after the diagnostic so you can say yes or no before work begins. On a dishwasher with several failing components, replacement goes on the table with the repair price beside it.
- Dishwasher door latchfrom $255
- Dishwasher inlet valvefrom $259
- Dishwasher drain pumpfrom $265
- Dishwasher heating elementfrom $269
- Dishwasher control boardfrom $285
- Diagnostic visit$85, included in the repair
- Second appliance, same visit$10 off its diagnostic

Common questions
Why are my glasses cloudy if our water is soft?
In very soft water, too much detergent attacks the glass itself and leaves a permanent haze called etching. Try a smaller dose and keep the rinse aid filled. If a vinegar soak removes the cloudiness, it was residue rather than etching, and a weak wash pump or a clogged spray arm may be the cause, which we can test on a visit.
How often should I clean the dishwasher filter?
Most newer dishwashers use a manual filter under the lower spray arm that should be rinsed every few weeks, more often if you skip pre-rinsing. A clogged filter causes poor cleaning, odors and standing water that look like a pump failure. Twist it out, rinse it under the tap with a soft brush, and lock it back into place.
My Bosch shows E15 and will not run. What does that mean?
E15 means water has reached the base pan and lifted the float on the leak sensor. The machine pumps out and refuses to run to protect your floor. The question is why: a leaking pump seal, hose or door gasket, or suds from regular dish soap. We find the source, dry the pan and reset the sensor.
Is it worth repairing a dishwasher that is eight years old?
Often yes. Drain pumps, latches, inlet valves and heaters are moderate repairs compared with buying and installing a new unit, especially for built-in or panel-ready models. If the tub is cracked, the wash motor and board both need replacing, or rust has reached the frame, we will tell you that replacing makes more sense.
What should I do if my dishwasher is leaking?
Switch off the dishwasher's breaker and the water valve under the sink, then mop up and lay towels at the kick plate. Avoid running more cycles to see if it happens again, especially in a condo with a unit below. When you call, read us the model number from the tag on the door edge so we arrive with the right parts.
