  • Mountlake Terrace1–3 min from our shopOur own town, ZIP 98043. From Cedar Terrace and Melody Hill to the new apartments near Town Center and the light rail station, most calls are minutes away.
  • Lynnwood6–8 min from our shopZIPs 98036, 98037 and 98087: Alderwood Mall, City Center apartments, Meadowdale and the unincorporated blocks of Martha Lake and Alderwood Manor, with electric heat in most homes.
  • Brier7–9 min from our shopA small single-family town of large lots and no state highways. Most houses date from the 1980s and '90s, and about two-thirds of them heat with natural gas.
  • Shoreline8–11 min from our shopFourteen neighborhoods, two light rail stations and plenty of 1950s houses between N 145th Street and the county line. Baseboards are common, so heat pump conversions come up often.
  • Lake Forest Park8–11 min from our shopOle Hanson's 1912 planned community: wooded lots, salmon creeks and the oldest housing we serve, where over a third of homes predate 1960.
  • Kenmore12–15 min from our shopTwelve to fifteen minutes via SR 104 and SR 522. Postwar plats like Inglewood and Uplake, many 1980s and '90s homes, and PSE for both electricity and gas.
  • Edmonds12–15 min from our shopDowntown's Bowl, Five Corners, Westgate and Seaview, plus Esperance and Woodway. Half the homes heat with gas, and a quarter went up during the 1960s hillside building boom.
  • Mill Creek15–19 min from our shopThe tree-named plats of the original planned town, East Gateway's newer apartments, and Mill Creek East and Silver Firs just outside the limits. Mostly built after 1980.
  • Bothell17–22 min from our shopA city split across two counties and two electric utilities, SnoPUD to the north and PSE to the south. Canyon Park, North Creek, Westhill and downtown Main Street.
  • Woodinville18–23 min from our shopWine country, downtown apartment buildings and newer subdivisions. About 44 percent of homes went up after 2000, and Puget Sound Energy supplies both power and gas.
  • Mukilteo16–30 min from our shopHarbour Pointe is 16 to 20 minutes away; Old Town and the ferry landing take closer to half an hour. Picnic Point, Olympus Terrace and Chennault Beach are covered too.
  • Everett18–32 min from our shopSnohomish County's largest city, from Everett Mall and Silver Lake to Bayside and north-end houses built before 1940. More than two-thirds of homes heat electrically.
  • Kirkland21–32 min from our shopTotem Lake, Juanita, Kingsgate and Finn Hill, roughly 21 to 26 minutes down I-405. Finn Hill, North Juanita and Kingsgate joined the city in the 2011 annexation.
  • Seattle13–30 min from our shopNorthgate, Lake City, Greenwood, Haller Lake and Bitter Lake, 13 to 21 minutes south, on Seattle City Light power and mostly Tolt River water.

How far we drive, and how fast

Drive times are measured from the shop at 6302 St Albion Way. Lynnwood and Brier are under ten minutes away, Shoreline and Lake Forest Park about ten, Kenmore and Edmonds a quarter hour. Mill Creek, Bothell, Woodinville, Harbour Pointe, south Everett and north Seattle's Northgate, Lake City and Greenwood fall between 13 and 23 minutes. Old Town Mukilteo, north Everett and Kirkland's Totem Lake and Juanita take 21 to 32. Those are off-peak numbers; when I-5, I-405 or SR 522 back up, we give you a realistic arrival window rather than a hopeful one.

Same-day visits run Monday through Saturday for anyone who reaches us in the morning, and a repair in Woodinville is priced exactly like one two blocks from the shop.

Who supplies your power, gas and water

Electric service splits three ways across our area. Snohomish County PUD powers Mountlake Terrace, Lynnwood, Brier, Edmonds, Mill Creek, Mukilteo, Everett and the Snohomish County side of Bothell. Seattle City Light covers north Seattle, Shoreline and Lake Forest Park. Puget Sound Energy supplies electricity in Kenmore, Kirkland, Woodinville and King County Bothell, and natural gas throughout. When we quote a heat pump, we check which programs or rebates your utility has for your address.

Heating fuel shifts from town to town. About two in three Everett homes heat with electricity, Brier, Mill Creek and Lake Forest Park lean toward gas, and Shoreline sits close to an even split between the two. Water is soft nearly everywhere: Everett's Spada Reservoir supply, delivered through Alderwood Water & Wastewater District and city utilities, averages about 12.5 ppm hardness, and the Tolt water reaching north Seattle, Shoreline, Kirkland and the Northshore area sits near 1.2 to 1.4 grains per gallon.

Weather and houses that shape the work

The Puget Sound Convergence Zone tends to settle over the King–Snohomish county line, giving Edmonds, Mountlake Terrace, Lynnwood, Shoreline, Lake Forest Park and Bothell extra rain and the odd surprise snow; in April 2008 one band dropped 6.5 inches on Woodinville. Summers have shifted too. Sea-Tac reached 108°F in June 2021, and as of 2019 fewer than half of Seattle-area homes had air conditioning.

Housing age matters as much as weather. Shoreline, Lake Forest Park and Mountlake Terrace hold many houses from the 1950s and '60s, built before central air was common, while Mill Creek, Bothell, Woodinville and Martha Lake lean toward homes from after 1980 or 2000, with newer appliances and heat pumps that fail in their own ways.

Common questions

Do you charge more for the farther cities?

No. There is no distance surcharge anywhere in our area. A furnace repair in north Everett is priced the same way as one on the next street over from the shop: the $85 diagnostic, included if you approve the repair, and a written price for the work itself. Drive time affects when we arrive, not what you pay.

Do you cover unincorporated addresses like Martha Lake or Picnic Point?

Yes. Martha Lake, Alderwood Manor, North Lynnwood, Esperance, Meadowdale, Picnic Point, Mill Creek East, Silver Firs and the North Creek area all fall inside our regular range. Mailing addresses there often read Lynnwood, Bothell, Edmonds or Mukilteo, so give us the street address and ZIP when you book and we'll place it.

Which parts of Seattle do you serve?

North Seattle: Northgate, Lake City, Greenwood, Haller Lake, Bitter Lake, Broadview and the streets around them, roughly 13 to 21 minutes from the shop outside rush hour. Neighborhoods farther south sit outside the area we schedule every day, so call with the address before booking and we'll say whether the trip fits.

My town isn't listed. Can you still come?

Possibly. We keep to about 30 minutes from Mountlake Terrace so same-day visits stay realistic. Places just past that line, such as Marysville, Snohomish, Bellevue or Redmond, usually take longer than that in normal traffic. Call with your ZIP and the problem, or put both in the booking form, and we'll tell you plainly whether we can make the trip.
