Booking & scheduling
How early do I need to call for a same-day visit?
Morning is the cutoff that matters. If you reach us in the morning, Monday through Saturday, any of our technicians can be scheduled for that day. Later requests go into the next open window, and we tell you which one when we confirm. An online request that's in by morning counts the same as a call.
What details should I have ready when I get in touch?
Four things help most: the appliance or system, the make and model number from the tag, any code on the display, and your ZIP code. A short line on what it's doing, such as clicking, leaking or running cold, helps too. Read them to us on the phone or type them into the booking form; that's usually enough to guess the part and offer a window.
Which days do you make service visits?
Monday through Saturday, and the hours are shown on this site. You can send an online request whenever it suits you; we pick it up when the shop opens and call you to settle on a window. A morning request is what gets a same-day visit.
Can I book online for a heating or cooling problem too?
Yes. The online form covers furnaces, heat pumps, air conditioners and mini-splits as well as appliances. Describe the symptom, such as no heat, short cycling or ice on the outdoor coil, and we follow up to set a time. The online saving of up to $18 applies to those repairs as well.
What if I need to change or cancel the appointment?
Call the shop number as soon as you know. We'll move you to another window or take you off the schedule, and there's no form to fill out. If the problem seems to have fixed itself in the meantime, tell us anyway, because an intermittent fault often comes back.
Why does my old invoice say Adam & Sam Brothers Repair?
Because that was our name until 2026. The business now operates as Larch HVAC & Appliance, with the same owners, crew, address and phone. Work done under the old name is still ours: call (425) 570-9520 with the invoice date and we will look up the job.
Pricing
What does the $85 diagnostic cover?
It covers the trip and the testing it takes to find the fault: power and voltage checks, component tests and a look at stored error history where the control keeps one. At the end you get a written price for the repair. If you approve, the diagnostic is included in that price; if not, the $85 is all you owe.
How does the second-appliance saving work?
If the technician checks a second appliance during the same visit, say the dryer next to the washer or the range beside the dishwasher, that second diagnostic costs $10 less. Each repair still gets its own written price, approved or declined separately, so one decision never forces the other.
Can you give me an exact price over the phone?
Not an exact one, but we can tell you where that kind of repair starts: electric dryer repair, for instance, starts at $235. Your own number depends on what the technician finds, because one symptom can trace back to several different faults. The diagnostic settles it, and you'll have the exact figure in writing before any repair begins.
Is there a charge for distance or travel?
No. Every city in our area, from north Everett to north Kirkland, is priced the same way, with no mileage or distance surcharge. The only visit cost is the $85 diagnostic, and it goes into the repair price when you approve the work, so a longer drive never shows up on your bill.
Can the price change after I approve it?
The price you approve is the price for that repair. If the technician comes across a separate problem along the way, it gets its own written price, and nothing extra is done without your yes. That way the number you agreed to is the number on the final paperwork.
Repairs
Which brands do you repair?
Most household brands: Whirlpool, GE, LG, Maytag, KitchenAid, Bosch, Frigidaire, Kenmore, Speed Queen and Sub-Zero on the appliance side, and the common furnace, heat pump and mini-split makers on the HVAC side. If you're unsure about an unusual brand, call with the model number and we'll tell you before you book.
Will the repair happen on the same visit as the diagnostic?
Often, yes. The vans carry the parts that fail most, such as igniters, start relays, inlet valves, door locks, capacitors and flame sensors, so many repairs are done before the technician leaves. Control boards, compressors and less common parts may need ordering, and we schedule the return visit as soon as they arrive.
Is it worth repairing an older appliance?
It depends on the appliance and the part. A fifteen-year-old range with a bad igniter is usually worth fixing; a builder-grade refrigerator with a failed compressor often isn't, while a Sub-Zero with the same fault usually is. A washer whose tub bearings have worn out usually points to replacement, because bearing work is outside what we repair. We give you the repair price and our view, and the choice stays with you.
What can I safely check before calling?
Check the breaker, and on gas appliances make sure the supply valve is open. For a dryer, clean the lint screen. For a furnace, confirm the thermostat is set to heat, replace a clogged filter and make sure the front panel is seated so the door switch closes. Leave anything behind a screwed-on panel to us.
Do repairs come with a warranty?
Yes, every completed repair comes with a written warranty, and the terms are on your paperwork. If the same problem returns, call us and we'll come back to look at it under those terms. Because we're local, a warranty visit comes from the same shop that did the original work.
Heating & cooling installs
What does an install price include?
The equipment and the installation, together in one written quote. Starting prices assume we're replacing like with like and reusing the ducts, line set, pad and wiring; a gas furnace at 80% efficiency starts from $4,750, and a central air conditioner from $5,000. The site visit and the written quote cost nothing.
Heat pump or furnace: which makes more sense here?
In our mild marine climate, a heat pump covers most of the year efficiently and adds cooling, which mattered during the 108°F heat of June 2021. Homes with a sound gas furnace can add a heat pump outdoor unit to it instead of replacing both. We look at your ducts, electrical panel and current fuel before recommending either.
Do you install ductless mini-splits in older homes?
Yes. Ductless systems suit houses with baseboard heat or no ducts at all, which describes many postwar homes in Shoreline, Lake Forest Park and Mountlake Terrace. A single-zone system starts from $4,000, with each added zone from $2,250; larger multi-zone systems are quoted on request after a visit.
Can you help with utility rebates for a heat pump?
We check which heat pump programs or rebates your electric utility offers for your home: Snohomish County PUD, Seattle City Light or Puget Sound Energy, depending on where you live. Programs change through the year and carry their own rules, so we look them up for your address rather than promise anything in advance.
What happens at the install site visit?
A technician looks at the existing equipment, the ductwork or wall space, the electrical panel, the condensate route and where an outdoor unit could sit. We ask how the house heats and cools now and which rooms are uncomfortable. Then you get a written quote with equipment and installation included, and the visit itself costs nothing.
