Who we are

The company belongs to Adam and Sam, two brothers who run it together. Sam is a technician and co-owner; he spends his days on service calls and writes our repair blog from what he sees in people's kitchens, laundry rooms and furnace closets. There's no franchise behind us and no distant call center. When you phone or send the booking form, it reaches the shop in Mountlake Terrace.

Formerly Adam & Sam Brothers Repair

For years this shop answered the phone as Adam & Sam Brothers Repair. In 2026 the business took the name Larch HVAC & Appliance, the same name it uses in eastern Washington. The owners did not change, and neither did the technicians, the shop on St Albion Way or the number, (425) 570-9520.

You may still see the old name on our van, on older invoices and in reviews written before the switch. Those reviews stay on our Google profile, which now carries the Larch name. If a neighbor recommended Adam & Sam, you have reached the right people.

What we work on

Appliance repair and HVAC are usually separate trades. We do both, which spares people a second company and a second appointment. In the kitchen and laundry room that means refrigerators and freezers of every layout, Sub-Zero and other built-ins among them, plus washers, gas and electric dryers, ranges, ovens, cooktops, dishwashers and ice makers. For the house itself, we repair and replace furnaces, repair and install air conditioners, heat pumps and ductless mini-splits, and do seasonal tune-ups. Restaurants and shops call us for reach-ins and walk-in coolers.

How a visit goes

  • You call or book online, and we confirm a time window by phone.
  • The technician runs tests and tracks down the fault; that visit is the $85 diagnostic.
  • You get one written price before any repair work starts.
  • Say yes, and the diagnostic becomes part of the repair price. Most fixes finish that visit, using parts from the van.
  • We test the repair and leave you a written warranty.

Insured, with refrigerant work kept in-house

We carry insurance for the work we do in your home. Sealed-system repairs on refrigerators, along with refrigerant work on air conditioners, heat pumps and mini-splits, are handled by our own technicians under EPA Section 608 rules rather than passed to a subcontractor. Our Google profile holds a 5.0 rating, and it keeps every review under the new name, Larch HVAC & Appliance.

Why a shop in Mountlake Terrace

Mountlake Terrace sits near the middle of the area we serve. The city began in 1949 as small cinderblock houses for returning veterans on a former wartime landing field; today it has a light rail station and new apartment buildings going up around Town Center. From St Albion Way, I-5 runs north to Lynnwood and Everett and south to Shoreline and Northgate, and SR 104 leads west to Edmonds and east toward Lake Forest Park and Kenmore. That is how our whole area stays within about 30 minutes, with no distance surcharge.

Common questions

Who will come to my house?

It might be Sam, who is a technician and co-owner, or another of our own technicians. Whoever arrives follows the same routine: test, find the cause, write the price, then repair. The same person can also look at a second appliance or the furnace during that trip, so you don't need to book a separate company for the other problem.

Are you part of a national chain or franchise?

No. We're a locally owned company run by two brothers from one shop in Mountlake Terrace. Pricing, scheduling and warranty decisions are made here by the people who answer the phone, not by a regional office. That's also why we can tell you right away whether a same-day visit is possible.

Who writes the repair blog?

Sam does. The posts come straight out of service calls: LG refrigerators with water pooling under the crisper drawers, Whirlpool dryers that refuse to start, furnaces that short-cycle, air conditioners with a failing capacitor. Each one walks through the safe checks a homeowner can try first and the point where it's time to call a technician.

Do you handle refrigerant yourselves?

Yes. Recovering, repairing and recharging refrigerant on refrigerators, freezers, air conditioners, heat pumps and mini-splits is done by our own technicians under EPA Section 608 rules. Keeping that work in-house means the person who finds a leak is the one who fixes it, and you aren't waiting on another company's calendar.
