Mukilteo furnace repair, Harbour Pointe to Old Town

Harbour Pointe doubled Mukilteo when it was annexed in 1991, and most of its gas furnaces are now on their second round or nearing the end of their first. We repair them, and the older homes near the ferry, 16–30 minutes from our shop.

Mukilteo grew in stages. Boeing's Everett plant opened next door in 1967 and pulled in new residents, then the Harbour Pointe planned community began in 1978, was annexed in 1991 and was largely built out by about 2000. Census estimates put roughly half of Mukilteo's homes in the 1980 to 1999 range. Add Old Town's older houses near the lighthouse and the ferry, the Olympus Terrace and Chennault Beach neighborhoods, and Picnic Point just south, and you get a city where most furnaces are gas units of a similar age, with a mix of older and electric systems around them.

Our Mukilteo work centers on that wave of Harbour Pointe gas furnaces. Many of the original builder units have already been replaced once, and the replacements from the early 2000s are now twenty-plus years old. We diagnose before we recommend anything, write one price and repair with your approval. Common igniters, flame sensors, inducers, limits and capacitors ride on the van, so a lot of Mukilteo calls end with heat on the first visit. When a part is not on board, we say so up front rather than improvising with something that almost fits.

Mukilteo furnace problems and what they mean

  • Harbour Pointe furnace runs, then shuts off with a limit code

    Likely cause
Clogged filter, closed registers or a failing limit switch
    What we do
Check airflow and the filter, measure temperature rise, and replace the limit if it trips early
  • Furnace lights, then the flame drops out

    Likely cause
Dirty flame sensor or worn igniter
    What we do
Clean or replace the sensor, test the igniter and confirm a steady flame signal
  • Inducer motor loud on startup

    Likely cause
Worn bearings or a loose wheel on the inducer
    What we do
Replace the inducer assembly and check the draft and pressure switch
  • No heat after a power outage

    Likely cause
Tripped breaker, blown board fuse or board fault
    What we do
Check power and fuses, test the board and replace the failed part
  • Electric furnace in an Old Town house heats slowly

    Likely cause
    One element or relay out
    What we do
Test each element and sequencer, replace the failed one, check wire connections
  • Gas smell inside

    Likely cause
    Possible leak
    What we do
Get out first; from the street or a neighbor's porch, phone PSE at 1-888-225-5773 or 911

Harbour Pointe, Old Town and Picnic Point

Harbour Pointe's houses mostly date from the 1980s and 1990s, and many keep the furnace in a garage corner or a crawlspace. A lot of those homes are now on their second furnace, and the earliest replacements are reaching the age where inducers, control boards and blowers begin giving out. Kamiak High School opened there in 1993, and many surrounding homes are about the same age as the school, which puts any original furnace past thirty years. If yours is still the first one, we look closely at the heat exchanger and the venting during any repair visit and tell you plainly what we see. Harbour Pointe's golf course, opened in 1989, sits roughly in the middle of the streets we visit most there.

Old Town, near the lighthouse and the ferry dock, has older homes with more varied heating: gas furnaces in basements, electric furnaces, and the occasional system that has been converted more than once. Picnic Point, just south of the city, has about 41% of its homes from the 1960s and 1970s, and its furnaces are often second- or third-generation units in basements or crawlspaces. Those older houses can have ductwork and venting that need checking whenever the furnace is replaced. Picnic Point Park on the Sound is the landmark there, but for heating the bigger factor is age: many of those furnaces push air through ductwork laid out in the 1960s and 1970s. Along the bluffs above Mukilteo Boulevard and Japanese Gulch, some houses keep the furnace on a lower level reached by stairs, which we factor into replacement plans.

Snohomish County PUD is Mukilteo's electric utility, and PSE delivers its natural gas. Along the Mukilteo Speedway corridor, annexed in 1980, apartments and condos bring closet electric furnaces into the mix, and those get element and sequencer repairs instead of burner work. If you work shifts at the Boeing plant or Paine Field, the online form takes the furnace's model number, the blinking error code and the hours someone is home, and we call back to plan the visit around your schedule. Harbour Pointe is 16 to 20 minutes from our shop, taking I-5 north and then SR 525 when traffic is light; Old Town takes 24 to 30. The ferry terminal that opened at the end of 2020 brings heavy traffic to Old Town around sailings, so we plan visits there with a little slack.

Our team after a furnace installation

Mukilteo furnace repair and replacement costs

Mukilteo furnace repair starts at $285. For the twenty-year-old Harbour Pointe gas furnaces, a coated flame sensor is the usual call and a tired inducer motor the bigger one. When a Harbour Pointe furnace is past saving, a new 80% gas furnace starts at $4,750, equipment and installation included; if you would rather move up to a condensing model, or the vent needs rerouting, the written quote shows that as well. These are starting prices for our area rather than a quote. Your written estimate after the diagnosis carries the real number, and measuring for a replacement and writing up the quote cost nothing.

When to repair and when to replace in Mukilteo

For a Harbour Pointe furnace under fifteen years old, an igniter, sensor or limit failure is a simple repair. Once a furnace passes twenty years, especially one that has already had an inducer or blower replaced, a new failure in the same family is a signal to look at replacement. If the furnace is in a garage, switching from 80% to 95% is usually simple to vent; in a crawlspace or basement it depends on the path to an outside wall. Federal efficiency rules, as they read today, require indoor gas furnaces built from late 2028 onward to hit 95% AFUE, while installing an 80% model remains allowed now. For Old Town and Picnic Point's older houses, we also check the ductwork and venting before recommending anything, because they can affect the cost of a new furnace more than the equipment itself does. And if cooling is on your list, a heat pump paired with the new furnace belongs in the comparison.

Common questions

Do you serve Picnic Point and Old Town?

Yes. Picnic Point runs about 15 to 19 minutes from the shop when roads are clear, Harbour Pointe 16 to 20, and Old Town near the ferry 24 to 30. Pricing does not change with distance anywhere in our service area. Calls that reach us early, Monday through Saturday, usually get a technician the same day.

My Harbour Pointe furnace is about 25 years old. Should I replace it?

Not automatically. If it is running safely and the heat exchanger is sound, a repair may give you several more years. We check the heat exchanger, inducer and blower during the diagnosis and write prices for both the repair and a replacement, so you can decide with real numbers.

Can you add a heat pump to my existing gas furnace?

Yes. A heat pump outdoor unit can share the work with your furnace and add summer cooling. Our technicians handle the refrigerant work under EPA Section 608 rules. We check which Snohomish County PUD or PSE programs apply and include all of it in a written quote.

Why does my furnace shut off before the house warms up?

Short cycling usually comes from overheating: a clogged filter, closed registers or a weak limit switch. Replace the filter first and open all supply registers. If the furnace still shuts off early, call us; we measure the temperature rise and test the limit switch to find the cause.

Gas smell near the furnace: what comes first?

Your first move is out the door, with no light switches, thermostat or garage opener on the way. Phone PSE on 1-888-225-5773, or 911, from the street or a neighbor's porch, and stay clear until they have checked the line. Once they finish, we can look over the furnace and its gas connections and price anything that needs fixing.
