Finding the leak first: dishwasher repair in Kenmore
Many Kenmore kitchens sit directly above a finished lower floor or a neighbor's condo, so a dishwasher leak rarely stays a kitchen problem. We trace where and when the water escapes and repair that part, after a 12–15 minute drive along SR 522.

Kenmore took shape on the hills above the north end of Lake Washington. Inglewood and Uplake Terrace were platted in the early 1950s, and the decades after filled Moorlands, Kenlake Vista, Arrowhead and Northshore Summit with split-levels and daylight-basement houses built into the slope. In those plans the kitchen usually sits right over a family room, a bedroom or a garage. A dishwasher that drips a spoonful per load can go unnoticed upstairs for months while a brown ring forms on the ceiling below.
Closer to SR 522 and the downtown core, about one Kenmore home in eight is in a mid-size building of 20 to 49 units, where the space under your dishwasher is someone else's ceiling. In both settings the job is the same: find exactly where the water gets out and fix that, not replace parts by guesswork. Our technicians carry the common hoses, pumps, valves and gaskets, so most Kenmore leak repairs are finished on the first visit. When a ceiling below has already been marked, we also tell you whether the source is fully stopped, so you know when it is safe to have the drywall patched.
Kenmore dishwasher leaks and other faults, by symptom
A stain on the ceiling under the kitchen

- Slow seep at a pump seal, hose clamp or valve fitting
- What we do
- Run the machine with the toe kick off and watch each stage
Drips only while the machine is filling
- Likely cause
- Loose or cracked fitting on the inlet valve or supply line
- What we do
- Reseat or replace the fitting, or the valve if its body is cracked
Water at the door edge during the wash
- Likely cause
- Worn door gasket or a bent spray arm aiming at the seal
- What we do
- Fit a new gasket and straighten or replace the arm

- Likely cause
- Cracked drain hose or a leaking pump housing
- What we do
- Replace the hose, or the pump and its seal
Soapy film on glasses and dishes
- Likely cause
- Too much detergent for very soft water
- What we do
- Check rinse aid and dispenser, and reset the dose with you
Drips under the sink while the machine drains
- Likely cause
- Clamp loosened or hose split where it meets the disposal
- What we do
- Replace the clamp or hose and test at full drain flow
What Kenmore houses and condos mean for a dishwasher
The most useful thing a Kenmore homeowner can tell us is when the water shows up. A leak that appears as the machine fills points to the inlet side. One that appears during the wash points to the door, the gasket or the spray arms. One that appears only after draining points to the pump or the drain hose. If you can, run a cycle with a flashlight and a towel at the toe kick and note the timing, then tell us what you saw when you call. It often lets us bring the exact part. Leaks that appear only on heavy pots-and-pans cycles, when the machine runs hotter and longer, point toward the heater gasket or the sump.
Split-level and daylight-basement houses from the 1960s through the 90s, which together make up about six Kenmore homes in ten, also tend to have the dishwasher drain tied into a line that serves the lower floor. A slow drain upstairs can therefore be a partial clog further down the house, and we test both before blaming the pump. In the condo buildings along Bothell Way, water reaching the unit below usually brings the manager into the conversation, so we write down the cause and the fix clearly for you to pass along.
Kenmore's water comes from the Northshore Utility District, which drew its supply from Seattle's Tolt River source in 2025. Tolt water typically runs around 1.2 to 1.4 grains per gallon, so scale is a small factor and soap is a bigger one. Excess detergent on water this soft leaves a slippery film and can foam enough to push water past the door seal.
Kenmore dishwasher repair prices to start from
Kenmore dishwasher repair starts at $255. Leaks that trace back to the pump end are among the most common calls here, so drain pumps come up often; door trouble is the other regular, usually a latch that no longer pulls the door tight against the gasket. Hoses and gaskets are handled the same way. The figure is a starting point around the north metro, not your quote; the $85 diagnostic sets the exact price, and you see it in writing before work begins. If a leak was caused only by over-sudsing, we explain the dosing change and no part is needed.

When a leaking Kenmore dishwasher should be replaced
A leak from a hose, a fitting or a door gasket is almost always worth fixing; those are modest parts and the machine is otherwise unaffected. The calculation changes when the leak comes from the tub itself, through a rusted seam or a cracked sump, because that kind of damage tends to spread. On a machine more than ten or twelve years old, a tub leak is usually where we suggest replacement. In a split-level or a condo, where a failure above can damage finished space below, it can make sense to choose a new model with built-in leak protection, such as Bosch's AquaStop hose and base-pan sensor. On a newer machine, a single failed pump or valve does not justify that step. We show you where the water came from, what it costs to fix, and what the alternative would cost, so the choice is made on facts rather than worry about the ceiling.
Common questions
How can I tell where my dishwasher is leaking from?
Watch the timing. Take off the lower kick panel if it lifts away easily, place a dry towel and a flashlight underneath, and run a short cycle. Water during the fill suggests the inlet valve or supply line. Water during washing suggests the door or gasket. Water after draining suggests the pump or hose. Tell us what you saw and we will bring the likely part.
Which Kenmore neighborhoods do you serve?
All of them, from Inglewood, Arrowhead and the Moorlands to Kenlake Vista, Uplake Terrace, Linwood Heights and the downtown core by The Hangar. Most addresses are 12–15 minutes from our Mountlake Terrace shop in light traffic, by Ballinger Way and Bothell Way. A morning call or online booking from Monday to Saturday usually means a visit that same day.
Is a water leak alarm under the dishwasher worth having?
In a split-level or condo, a small battery leak alarm on the floor under the sink or at the toe kick is a sensible, inexpensive precaution. It will not stop a leak, but it can turn months of hidden seepage into a same-day phone call. Some newer dishwashers have their own base-pan sensors that stop the fill if water collects underneath.
Water from my dishwasher reached the condo below. What should I do?
Stop the machine, switch off its breaker and close the water valve under the sink. Let your building manager or HOA know so the unit below can be checked. Then call us. We find the source, repair it and give you the cause in writing, which is usually what the building will ask to see.
Why do my glasses feel slippery after a wash?
That slick film is usually leftover detergent. Kenmore's water is very soft, so a full dose of detergent has little hardness to work against and does not rinse away completely. Use less, keep the rinse aid filled, and run the kitchen tap hot before starting. If the film stays, the rinse stage or fill volume may be short.
