Edmonds spread up its hillsides in the 1950s and 60s, annexed large pieces of land early in that second decade, and added its southern neighborhoods in the mid-1990s. About four in ten homes date from 1960 to 1979. Many of those kitchens, especially in the Bowl, Seaview and along the view streets above the ferry terminal, have since been remodeled to a high standard. That is where we meet panel-ready dishwashers hidden behind cabinet fronts, Fisher & Paykel drawer units, and Miele, Thermador, Cove and Bosch Benchmark machines built into custom millwork.
The rest of the city keeps us busy with ordinary machines. Five Corners, Perrinville, Westgate and Firdale have plenty of family kitchens with a Whirlpool, GE or standard Bosch. The unincorporated Esperance enclave, where about a third of the houses went up in the 1950s, adds compact older kitchens. Just south, Woodway's houses on lots of up to two acres bring large kitchens, sometimes with two dishwashers. Each of those settings has its own common failures, and our technicians plan the van stock around them: springs and latches for the remodels, pumps and valves for the family kitchens, gaskets and hoses for the condo buildings near downtown.
Edmonds dishwasher symptoms and repairs
Panel-ready door drops open or springs shut
- Likely cause
- Hinge springs not matched to the weight of the wood panel, or one broke
- What we do
- Adjust or replace the springs to suit the panel, then balance the door
One dish drawer stops washing, the other still runs
- Likely cause
- Fault in that drawer's own pump, seal or control
- What we do
- Test the drawer separately and replace the failed component
Crystal or good glassware turning hazy
- Likely cause
- Detergent dose too strong for soft water, or softener setting left high
- What we do
- Adjust dosing and any built-in softener setting, check the rinse aid
Dishwasher in an island drains slowly
- Likely cause
- Drain hose kinked where it runs under the floor or through the base
- What we do
- Trace and re-route the hose, clear the air gap or high loop
Heavy pans come out with baked-on residue
- Likely cause
- Heater weak, or the wash pump losing pressure
- What we do
- Test the heater and pump output, replace the weak part
Control panel unresponsive on a premium model
- Likely cause
- Door switch or a control module fault
- What we do
- Read the fault history and replace the failed switch or module
From the Bowl to Esperance: Edmonds kitchens up close
Panel-ready dishwashers are where Edmonds calls most often differ from those in other cities. When a remodeler fits a heavy wood panel to the door, the hinge springs must be set or sized for that weight. If they are not, the door slams down or will not stay at the loading angle, and the springs wear out early. We see this on Bosch, Thermador, Miele and KitchenAid units alike. The fix is usually new springs, sometimes a different spring kit made for heavier panels, and a careful balance check so the door rests where it should.
The city of Edmonds buys its water through the Alderwood district from Everett's Spada Reservoir, averaging about 12.5 ppm of hardness, which is very soft. Miele machines include a built-in softener with a hardness setting, and it is worth confirming that the setting matches the supply rather than an assumed default. On any brand, detergent overdose is the bigger risk: stemware and crystal can etch over months. A few streets at the south end may be on a different district; your water bill will tell you.
The hilltop condos built in 2007 and 2008, and the older condo buildings near downtown, raise one more issue: a dishwasher drain in a stacked building joins a shared line, and slow drains can start beyond your unit. We check the machine and its hose first and tell you clearly if the restriction is further down the building. Condo dishwashers also tend to be pushed hard against tight cabinet bays, so a supply line crushed behind the unit is a common reason for a slow, noisy fill. Pulling the machine, replacing the line with a braided one and setting it back square usually solves it in one visit.
Starting prices for dishwasher repair in Edmonds
Dishwasher repair in Edmonds starts at $255. Door latches and heating elements cover the everyday failures, while premium and panel-ready machines more often need electronics, and a control board for a high-end model sits well toward the top of the scale. Treat the starting figure as the entry point for the category, not a quote. Your exact price, including any hinge spring or drawer work, follows the $85 diagnostic in writing, and nothing is ordered or fitted until you approve it. When a premium component has to be ordered, we say how long the wait should be before you commit.

Repairing a premium dishwasher versus replacing it
On a standard machine the usual rule holds: repair a single failure on a unit under about ten years old, and think about replacing an older one that needs a board and a pump, or has a rusting tub. Premium panel-ready machines change the balance. A new Miele, Thermador or Cove model is a significant purchase, and fitting it often means adjusting or remaking the custom panel, so repairs that would be borderline on a basic unit are usually sensible here. The exception is when parts for an older premium model are discontinued or very slow to arrive. In Esperance's 1950s kitchens, check the opening width before buying anything new, since older cabinetry can run tight. For Woodway kitchens with a matched pair of machines, repairing the one that failed usually keeps panels and heights lined up. We tell you what parts are available, how long they take, and what each route costs, and the choice stays yours.
Common questions
Do you repair panel-ready and built-in premium dishwashers?
Yes. In Edmonds and Woodway we regularly work on panel-ready Bosch, Thermador, Miele, KitchenAid and Cove machines, plus Fisher & Paykel drawers. We remove and refit the custom panel carefully and check spring balance afterward. Some premium parts are ordered by model and serial number rather than carried on the van, and we tell you the expected wait up front.
Why is my crystal turning cloudy?
On water as soft as Edmonds', the usual cause is etching: detergent with little hardness to react with slowly attacks the glass surface. Soak a cloudy glass in white vinegar for a few minutes. If it clears, it was mineral film; if not, it is etching and cannot be reversed. Use less detergent, a gentler cycle, and keep rinse aid topped up.
Do you come to Woodway and Esperance?
Yes. Both are inside our regular area. Woodway and the Esperance enclave are about 8–15 minutes from our Mountlake Terrace shop via Edmonds Way, depending on the street. If your Woodway house sits down a long private drive, a note about access when you book helps the technician find the door quickly.
Is it worth fixing a 12-year-old Miele or Thermador?
Often, yes. High-end machines are built with sturdier tubs and motors, and a single pump, heater or switch repair can add years. We look at overall condition, rack wear and parts availability first. If major parts are discontinued or the tub is failing, we will tell you so before you spend money on a repair.
My two dishwashers both need a look. Is there a reduction?
Each machine gets its own diagnosis and written price. When a second appliance is checked on the same visit, its diagnostic is $10 lower, which applies to a second dishwasher as well as to a range or fridge. Mention both when you book so we bring parts for each.
