Most of north Seattle above 85th Street became part of the city in 1954, when Lake City, Greenwood and the land between them were annexed. The houses that went up in the years around that move, modest post-war houses on regular city lots, still make up a large part of the neighborhoods from Broadview to Wedgwood. Their kitchens have been redone at least once, often twice, and each remodel left behind its own choices about cabinets, plumbing and wiring for the dishwasher.

Two local quirks set our Seattle dishwasher calls apart. The first is the ground: Greenwood was built on a peat bog, and the city has listed peat areas as environmentally critical since 2008 because buildings there settle. A dishwasher installed level twenty years ago may now lean, and that changes how its door seals and how water drains inside it. The second is growth. Northgate's light rail station opened in 2021, the Pinehurst stop at NE 130th was scheduled to join the line at the end of September 2026, and Ballard has been adding apartments since around 2007, so a growing share of our calls are in apartments and condos with newer machines and shared walls.

Settling floors, post-war kitchens and new apartments

Dishwashers depend on being level. Tilt one toward the front and water pushes against the lower door seal, eventually leaking at a corner. Tilt it backward or sideways and water pools away from the sump, leaving a gritty puddle after every cycle. Around Greenwood, where settlement on peat is documented, and in older houses all over the north end, floors move a little over the years. A new pump will not cure a leaning machine. We check the level on every call, front to back and side to side, and adjust the legs before replacing anything. Where the floor has dropped more than the legs can take up, we shim the machine on a firm base and tell you if the cabinet itself has twisted enough to need a carpenter.

Lake City, Pinehurst, Haller Lake and Maple Leaf are full of 1940s to 60s houses whose kitchens were fitted with dishwashers later. We often find drain hoses that drop to the floor of the sink cabinet with no high loop, which lets sink water seep back into the tub and leaves the machine smelling sour. Supply lines tend to be older too, sometimes rigid copper that cracks at the fitting when the machine is pulled out, so we handle them carefully and replace them with braided lines when needed. Close the valve under the sink and switch off the breaker if you see water, then call us and describe what you find.

North of Green Lake, Seattle Public Utilities mostly delivers Tolt River water, sampled in February 2026 at 1.22 grains per gallon at the plant and 1.36 in the pipes. That is soft enough that scale rarely matters. Detergent etching on glasses does, so measure rather than pour. Seattle City Light handles the power; after an outage, a dishwasher usually needs nothing more than a minute with its breaker off.

North Seattle dishwasher repair: starting prices

North Seattle dishwasher repair starts at $255. In settling older houses, the door latch is often the first thing to wear; inlet valves on machines that fill slowly or overfill come next, and control board work for a dead or erratic panel is at the upper end. That amount is where the category starts across our area, not a quote, and leveling or strike adjustments are often all a latch problem needs. Your price is fixed in writing after the $85 diagnostic, and the work waits for your approval.

Repair or replace in a north Seattle home

Start by asking whether the problem is the machine or where it sits. A leaning or racked installation in a settled Greenwood kitchen will hurt a new dishwasher just as it hurt the old one, so leveling and anchoring come first either way. Once that is done, the usual guide holds: repair a single failed part on a machine under about ten years old, and lean toward replacing an older unit that needs a board and a pump together, or one with a rusted tub. Post-war houses sometimes have openings slightly narrower or shallower than current models expect, which adds carpentry to a replacement and favors repair. In newer Northgate and Ballard apartments, the building owner usually decides. Owners in older condo buildings near Northgate should also check any building rules about appliance changes before buying. We give you the repair price, the replacement considerations and a straight view of what is worn.

Common questions

Can a settled floor really make my dishwasher leak?

Yes. Dishwashers are designed to sit level. If the floor has dropped toward the front, water presses on the lower door seal and can escape at the corners. If it tilts backward or sideways, water pools away from the drain. In Greenwood and other older north-end houses we check the level on every visit and adjust it before anything else.

What does the LC code on my Samsung dishwasher mean?

LC means the leak sensor in the base has detected water. The machine usually stops filling and runs the drain pump to protect your floor. The cause may be a loose hose, a worn door gasket, a cracked sump or an over-sudsed load. We find the source, dry the base and repair the failed part.

Which parts of Seattle do you serve?

We focus on north Seattle: Northgate, Lake City, Pinehurst, Maple Leaf, Wedgwood, Haller Lake, Bitter Lake, Broadview, Greenwood and Ballard. Northgate is about 13–17 minutes from our Mountlake Terrace shop off-peak, Lake City 16–20, Greenwood 17–21 and Ballard 24–30. Morning calls usually get a same-day visit.

My dishwasher shows a lock symbol and will not start. Is it broken?

Probably not. Most machines have a control or child lock, often turned on by holding one button for a few seconds. Check your manual for the key combination. If the lock will not release, or the panel stays unresponsive afterward, the control board or keypad may have failed, and we can test it.

Is it worth repairing the dishwasher in a rental I own?

Usually, if the machine is under ten years old and the fault is a single part. Rentals see heavy use, so we also check the gasket, racks and latch and tell you what is likely to fail next. If the machine is old and several parts are worn, a replacement may cost less over the next few tenancies.
