Edmonds climbed its hillsides in the 1950s and 1960s, took in large annexations early in that second decade, and added its southern neighborhoods between 1995 and 1997. The upshot is a city where a quarter of all homes date from the 1960s alone, many of them split-levels and daylight-basement houses with the laundry on the lower floor. Down in the Bowl and along the Highway 99 corridor, condos add a second kind of laundry: a stacked pair behind louvered doors, one floor above somebody else's ceiling. About one Edmonds home in six is in a building of twenty units or more.
We drive in from Mountlake Terrace along Edmonds Way, usually twelve to fifteen minutes off-peak, and take washer calls from Seaview and Westgate to Firdale, Sherwood and the unincorporated Esperance enclave in the middle of the city. Woodway's large houses on wooded lots are on the same route, and so is Meadowdale to the north. Each visit runs in the same order: diagnosis, a written price, then the repair, usually with a part that was already on the van. If you are in a condo, tell us the building and floor when you book, and whether the stack sits in a closet or an open alcove, so we arrive with the right straps and a helper if one is needed.
Edmonds washer symptoms and their usual causes
Water seeping from under the door during a wash
- Likely cause
- Door boot torn at the fold, or its clamp has slipped
- What we do
- Fit a new boot, reseat the clamps, and check the drain for clogs
A condo neighbor reports a drip from the ceiling
- Likely cause
- Inlet valve, fill hose or drain hose leaking in the closet
- What we do
- Pull the stack, run a fill with the panels off, renew the leaking part
Split-level washer on the lower floor drains slowly
- Likely cause
- Pump wearing out from lifting water to a high standpipe
- What we do
- Measure pump output, clear the housing, install a new pump
Door will not lock, so the cycle will not start
- Likely cause
- Lock assembly or door striker worn
- What we do
- Test the lock, fit a replacement, confirm it releases at the end
Rumble that turns into a jet-engine roar on spin
- Likely cause
- Rear tub bearings after a seal failure
- What we do
- Hand-spin and inspect; bearing work is outside our services, so we plan a replacement with you
Black specks and a sour smell on towels
- Likely cause
- Mold in the boot and dispenser from built-up residue
- What we do
- Clean or renew the boot, flush the dispenser path, adjust the routine
Condos in the Bowl, split-levels on the hill
In the downtown Bowl and the older buildings near the ferry terminal and Brackett's Landing, most washers are compact European-style front-loaders or 24-inch stacked units from Bosch, Miele, LG and Whirlpool. When they leak, they leak onto someone else's ceiling. We treat a drip report as a priority, separate the stack carefully, and run a fill with the panels off so we see the leak instead of guessing at it. If building management needs to shut water to a floor, we work with them on timing, and we leave the closet with braided hoses and a note of where your own shutoffs are.
Up the hill, the 1960s split-levels put the laundry on the lower floor, sometimes in a corner of the garage. Washers there have to pump up to a standpipe set high on the wall, and the drain pump is the part that pays for it. Esperance, whose voters have turned down annexation by Edmonds five times, has a lot of 1950s houses with the same arrangement. Woodway's bigger homes, by contrast, tend to have large front-loaders in upstairs laundry rooms, where a leak travels a long way before anyone spots it, so a hose and valve check is part of every visit there.
Near the water, salt air works on exposed metal over the years, so on washers in garages close to the Sound we look at the cabinet, the hose ends and the leveling feet for corrosion while we are there. The water inside the house is a different story: Edmonds buys very soft Everett water through the Alderwood district, at about 12.5 ppm, so mineral scale is almost never what stopped the machine. Swedish Edmonds on Highway 99 and the condo blocks along that corridor are a few minutes closer to our shop than the waterfront, so a leak call from one of those buildings is often our quickest Edmonds stop.

What Edmonds washer repairs start at
Three repairs cover most of our Edmonds visits: door locks, drain pumps and leaking inlet valves. In Edmonds, washer repair starts at $245, a starting price for the north Seattle area rather than a quote; your own figure depends on the model and on what the diagnostic finds, it arrives in a written estimate, and you approve it before we begin. Locks, valves and pumps for the compact units common in the Bowl are usually on the van; parts for European models are more often ordered.
- Washer water inlet valvefrom $245
- Washer lid switch / door lockfrom $245
- Washer belt or couplerfrom $249
- Washer drain pumpfrom $255
- Washer shocks, springs or suspension rodsfrom $259
- Washer control boardfrom $269
- Diagnostic visit$85, included in the repair
- Second appliance, same visit$10 off its diagnostic

Deciding on a washer in an Edmonds condo or split-level
In a condo, the risk of water damage tilts the decision. A leaking valve or hose is a small repair that removes that risk, so fix it. A front-loader with failing bearings in a closet above a neighbor is a different matter: the seal that let water reach the bearings may already be dripping. Bearing replacement is not a job we take on; after the diagnostic confirms it, we recommend replacing the machine before that drip finds the ceiling below. In split-level houses, a weak drain pump is a routine fix and almost never a reason to buy a new washer. Woodway and the larger Edmonds homes often have premium front-loaders, Miele, Electrolux or LG's bigger models, that are worth repairing well past the age at which a builder-grade machine would be retired. We give you a written number for the repair and our view on the machine's remaining life.
Common questions
Our condo washer is leaking into the unit below. What should I do first?
Turn off the two supply valves behind the washer, or the unit shutoff if those are hard to reach, and stop running loads. Then call us. We pull the stack, find the source and price the repair in writing, and we can talk with your building manager if the water to the floor needs to be shut off.
Do you cover Esperance, Woodway and Meadowdale?
Yes. Esperance is the unincorporated area surrounded by Edmonds, Woodway sits just southwest of the city, and Meadowdale lies to the north. All three are on our regular Edmonds route, twelve to fifteen minutes from the shop, with no distance surcharge for any of them.
Do you repair Miele and Bosch compact washers?
Yes. Compact 24-inch front-loaders from Miele, Bosch, LG, Whirlpool and Electrolux are common in Edmonds condos. Some parts for European models have to be ordered, so the model number from the tag, given when you book, helps us bring what we can and quote the rest accurately.
Why do my towels smell even after washing?
In a front-loader, the usual cause is moisture and residue trapped in the door boot and the dispenser. Leaving the door and drawer open between loads and running a monthly tub-clean cycle help a great deal. If the boot is torn or stained deep in its folds, replacing it is the lasting fix.
Is it safe to keep using a washer that roars on spin?
We would not. A roar on spin usually means the tub bearings are failing, and as they wear, the rear seal can start leaking onto the floor, or into the unit below. We do not replace bearings, but the diagnostic tells you whether the roar really is the bearings or something we can fix, such as an object caught between the drum and the tub, before you shop for a new washer.
