The parts of Seattle we serve were mostly built in the two decades after World War II. In 1954 the city limits jumped from 85th Street up to 145th, taking in Lake City, north Greenwood and the post-war neighborhoods between them, and most of their houses are 1940s to 1960s ramblers and basement homes. Ballard and the older edges of Greenwood go back further still. Across that whole area, the washer is often in a basement beside a laundry sink, sitting on a floor that has had seventy years to settle.
Greenwood has an unusual reason for that settling: parts of it were built on a peat bog, and the city has treated its peat areas as environmentally critical since 2008. A washer on a sloped or uneven floor spins out of balance, walks and wears out its suspension long before it should. At the same time, Ballard has seen a wave of apartment building since about 2007, and nearly four Seattle homes in ten are in buildings of twenty units or more, where stacked closet units bring a different set of repairs. We handle both, with a diagnosis and a written price before any work. The Northgate light rail station, open since 2021, and the new Pinehurst station at NE 130th sit right on our usual routes into the city.
North Seattle washer symptoms and causes
Washer walks across the basement floor on spin
- Likely cause
- Settled, sloped floor plus worn shocks or rods
- What we do
- Level to the floor as it is, renew worn suspension, suggest a firm platform
Banging that started right after a new install or a move
- Likely cause
- Shipping bolts left in, or a damper knocked loose
- What we do
- Remove the bolts, reset the feet, reattach or replace the damper
Rumble or roar that gets louder each week
- Likely cause
- Tub bearings going after the seal failed
- What we do
- Hand-spin and inspect; since bearing work is not ours, we help you weigh a new washer
Motor hums but the drum stays put
- Likely cause
- Belt off or worn, or a broken coupler on an older top-loader
- What we do
- Replace the belt or coupler and check the pulleys
Laundry sink fills and overflows during drain
- Likely cause
- Old house drain partly blocked with lint
- What we do
- Bucket-test the pump so you know it is the drain, not the washer
Stacked apartment unit leaves water on the floor
- Likely cause
- Hose, valve or boot leak inside the cabinet
- What we do
- Pull the stack and repair the leak at its source
Basements, settled floors and apartment closets
On an old floor, leveling a washer means matching it to the floor it actually sits on, not to a perfect level. We set the feet so all four carry weight, lock them with their nuts, and make sure the machine does not rock when pressed at the corners. If the floor slopes more than the feet can make up, as it can in Greenwood houses that have settled unevenly, a sturdy platform under the washer is the lasting fix. New shocks without proper leveling will not last; we would rather tell you that than sell you the same repair twice. In Lake City and Northgate ramblers, where laundry often sits on a garage slab instead, the slope usually runs toward a floor drain on purpose, and the same leveling approach applies.
Basement laundry in Ballard, Greenwood and around Haller Lake usually drains into a laundry sink or a standpipe tied into old cast-iron or clay lines. Lint builds up in those lines over decades, and a modern pump can push water faster than they carry it. When water comes back up the sink, we test the pump first, so you know whether you need us or a plumber. Seattle's water is not part of the problem: north of Green Lake the taps mostly run Tolt River water, a shade over one grain per gallon in Seattle's own sampling, and that is soft enough that mineral scale almost never shows up inside a washer.
Getting to you is quick by city standards. From the shop, the van needs thirteen to seventeen minutes for Northgate off-peak, a few more for Lake City or Greenwood, and closer to half an hour for Ballard. Broadview, Bitter Lake, Pinehurst, Maple Leaf and Wedgwood fall along the same routes. No address in north Seattle carries a distance surcharge, and same-day visits are normal when you reach us in the morning; on a Ballard or Greenwood side street, a note about parking helps.

Starting prices for north Seattle washer repair
These are the repairs we quote most often in north Seattle: new shocks or suspension rods, belts and couplers, and drain pumps in basement laundries. For a north Seattle washer, repair starts at $245. That number marks where a job begins, not a quote for your washer; you get the exact price on the estimate after we diagnose the machine. Shocks, rods, belts and couplers for the common Whirlpool, Maytag, LG and Samsung machines usually ride on the van, and so do the usual pumps, so those jobs rarely need a second trip.

Repair or replace in an older Seattle house
In north Seattle, the house often decides as much as the washer does. A machine in a basement reached by a narrow stair with a landing is hard to replace, so a pump, belt, valve or suspension repair is the easy call. If a washer keeps walking and wearing out its suspension because the floor has settled, a new machine will do exactly the same; fix the floor or add a solid platform first, then decide. We recommend replacement when tub bearings fail, since bearing work is outside what we do, when the outer tub is cracked, or when the control board is discontinued. Stacked units in apartments lean toward repair, because both pieces have to match and the pair costs more than a single full-size washer. You get the repair price in writing and our view on how long the machine is likely to last.
Common questions
Why does my washer walk across the floor in my Greenwood basement?
Usually a mix of worn suspension and a floor that is not level. Parts of Greenwood sit on old peat bog, and many houses have settled unevenly. We replace worn shocks or rods and level the washer to the floor; if the slope is too great for the feet, a firm platform is the lasting fix.
Do you cover Ballard, Lake City and Northgate?
Yes. We serve north Seattle, including Northgate, Lake City, Greenwood, Ballard, Broadview, Bitter Lake, Haller Lake, Pinehurst and Maple Leaf. Northgate is about thirteen to seventeen minutes from our shop and Ballard twenty-four to thirty, with no distance surcharge for any of them.
Water comes up in my basement laundry sink when the washer drains. Who do I call?
Start with us, and we will tell you which side is at fault. We run the washer's pump into a bucket. A strong flow means the drain line needs clearing by a plumber; a weak or blocked pump is our repair, usually finished on the first visit.
Do you work on washers in apartment buildings?
Yes. Stacked and compact washers are common in north Seattle apartments and condos. We separate the stack, fix the washer and reassemble everything level and secure. If you rent, we can send the written quote to the owner or manager so they can approve it directly.
Is there a saving for booking online?
Yes. Booking online takes up to $18 off the repair. It does not change the $85 diagnostic, which is included in the repair price when you approve the work. If a second appliance is checked on the same visit, its diagnostic is $10 less.
