Finn Hill, North Juanita and Kingsgate joined Kirkland in 2011, in an annexation that brought in about 33,000 residents and most of the north end we serve. Housing there runs mostly from the 1960s through the 1990s, and nearly a quarter of all Kirkland homes were built in the 1970s alone. Totem Lake, annexed back in 1974, is home to the EvergreenHealth medical center, and about one Kirkland home in five is in a building of twenty units or more. So a north Kirkland washer call might mean a 1970s rambler's garage laundry, a split-level's lower floor or a stacked pair in an apartment closet.
Kirkland also has a detail most cities around us do not: somewhere between 5% and 10% of residents are on septic systems instead of sewer. That changes how we talk about detergent, lint and drains in those homes, because what leaves the washer ends up in the tank. We diagnose the machine, explain what failed in plain terms, and give you the price in writing before any work starts, with the common pumps, valves and suspension parts already on the van. If you are not sure whether your house is on septic or sewer, the property records will say, and it is worth knowing before we look at any drain question.

Septic tanks, old drain lines and north Kirkland laundry
For north Kirkland homes on septic, the washer is the largest single source of water and lint heading into the tank. A modest detergent dose matters twice over here. Kirkland's water, Seattle's Tolt supply delivered through the Cascade Water Alliance, measures 1.43 grains per gallon, which is very soft, so a normal dose already foams heavily, and the excess detergent and lint both end up in the system. A smaller dose, plus a lint filter on the drain hose if your septic service recommends one, protects the tank and the washer's pump alike. Many septic services also prefer liquid detergent to powder, since some powders carry fillers that settle in the tank.
On sewer, slow drains in the older ramblers and split-levels around Juanita and Kingsgate are often the house line, not the washer. Decades of lint collect in the pipe between the standpipe and the main, and a modern pump pushes water faster than a narrowed pipe can carry it, so it backs up and spills at the standpipe. We test the pump into a bucket first, so you know whether the next call should be to us or to a drain cleaner, and you do not pay for a pump that was never the problem. Older Kingsgate and Juanita houses often keep the washer in the garage, and in an unheated garage a hard freeze can crack the inlet valve or a hose left full of water. When a cold snap is forecast, closing the two supply valves overnight is cheap protection.
North of NE 124th Street, many homes are served by the Northshore Utility District instead of the city, and the northeast corner by the Woodinville Water District; both are on the same Seattle supply, so the water is just as soft. We drive down I-405 from Mountlake Terrace and reach Totem Lake, Juanita and Kingsgate in about twenty-one to twenty-six minutes off-peak, with Finn Hill a few minutes beyond. For a condo or apartment around Totem Lake, mention parking and the building entry when you book, so the technician does not lose time at the door.

Repair or replace a washer in north Kirkland
Many north Kirkland washers are mid-range or premium front-loaders bought in the last ten years. For those, pump, valve, suspension and sensor repairs are well worth doing. In the 1970s houses that have not been updated, older top-loaders are still common, and a simple repair on a solid mechanical machine usually needs an inexpensive part and keeps it working for years. We suggest replacing when the tub bearings wear out, since that is a job we leave alone, when the outer tub cracks, or when a motor or board failure lands on a model that is out of production. Septic homes add one more thought: if you are replacing anyway, a machine that uses less water per load eases the work your tank has to do. Before you decide, we put the repair price in writing and give you our read on how much life the washer has left.
Common questions
My house is on septic. Does that change how I should use my washer?
A little. Use less detergent, since Kirkland's water is very soft and a full dose is more than the machine needs. Spread laundry over the week instead of running many loads in one day, and ask your septic service about a lint filter for the drain hose. Those steps help both the tank and the pump.
Is my washer's slow drain the machine or the house drain?
We test that directly by running the pump into a bucket. A strong stream means the washer is fine and the house drain needs clearing, which is plumbing work. A weak or blocked pump is our repair, and most pumps can be replaced on the first visit from stock on the van.
Do you cover Finn Hill, Kingsgate and Juanita?
Yes. North Kirkland, including Totem Lake, Juanita, Kingsgate and Finn Hill, is our regular Kirkland area, about twenty-one to twenty-six minutes from our shop off-peak. There is no distance surcharge, and same-day visits are normal Monday through Saturday when you reach us in the morning.
My LG front-loader shows LE. Is the motor dead?
Not usually. LE means the motor could not turn the drum as expected. It can be an overloaded drum, a failed rotor position sensor, a loose harness or, less often, the motor stator. We test each one before quoting, so you do not pay for a motor you do not need.
Do you need anything from me before the visit?
Having the model number from the tag and any error code ready when you call, or typed into the booking form, helps. Clear a path to the laundry area and, if the washer is full of water, leave it rather than trying to drain it onto the floor. We handle the rest and give you a written price before starting.
