Brier · a short hop up from our shop

Brier ranges, cooktops and double wall ovens, repaired in place

Brier is a town of single-family houses on big lots, mostly from the 1980s and 90s, and about two in three heat with gas. Its kitchens show it: gas cooktops, island downdraft ranges and double wall ovens that owners would rather fix than tear out.

Drive time

Gas homes
Roughly 65% of Brier houses heat with natural gas.
Ownership
About 91% owner-occupied, so kitchens stay put for decades.

Brier incorporated in 1965 mainly to stay out of Mountlake Terrace, and the town has guarded its shape ever since: single-family zoning, 12,500-square-foot minimum lots, no state highways and almost no commerce. Building came in layers, from the 1924 Shasta Park plat and the mink farms of the early century to 1950s ranches and then a long wave from the 1970s into the 1990s. The 1980s alone account for more than a third of the town's houses. That decade loved the island cooktop with a downdraft vent and the stacked double wall oven, and Brier still has plenty of both.

Because nine in ten homes are lived in by their owners, kitchens tend to be kept rather than flipped. We regularly meet the original Thermador, GE or Jenn-Air units, or their first replacements, still cooking dinner. Many of the parts that fail on them, such as igniters, spark switches, bake elements, sensors and hinges, are still made, and swapping them is far less disruptive than a remodel. We tell you plainly when a part has been discontinued, so you can plan instead of guessing. Gas cooktops from that era often have sealed burners and spark ignition that still work well once they are cleaned and adjusted.

What Brier gas ranges and wall ovens do when they fail

  • Oven igniter glows orange but the burner never lights

    Likely cause
Igniter no longer draws enough current to open the gas valve
    What we do
Measure the draw and replace the igniter
  • Cooktop keeps clicking after the flame catches

    Likely cause
Moisture in a spark switch or a failing spark module
    What we do
Dry and test the switches, then replace the faulty switch or module
  • Downdraft vent hums but barely pulls smoke

    Likely cause
Grease-packed blower wheel or a tired downdraft motor
    What we do
Clean or replace the blower and check the duct run
  • Lower wall oven is dead while the upper works

    Likely cause
Failed element, relay or sensor on the lower cavity
    What we do
Test each circuit on the shared control and replace the bad part
  • Lazy yellow flames on one surface burner

    Likely cause
Cap sitting crooked, clogged ports or a mismatched orifice
    What we do
Clean and seat the burner and confirm the orifice suits natural gas
  • Wall oven door hangs open a crack

    Likely cause
Broken hinge spring or a worn hinge receiver
    What we do
Replace both hinges and realign the door

Gas, big lots and long-kept kitchens

With about 65% of homes on gas heat, Brier is far more gas-heavy than Mountlake Terrace or Lynnwood next door, and most ranges we see here are gas or dual fuel. Any time we pull a gas range out from the wall, we leak-test the connection and the shutoff valve when it goes back. If you ever notice a gas smell in the kitchen, leave the house first; once you are outside, call PSE's gas line at 1-888-225-5773 or dial 911. Do not flip switches or try the burners on the way out. A gas connector behind a range that has not moved in thirty years deserves a look whenever the range comes out.

Big wooded lots are part of the appeal, and they also mean branches on power lines when storms roll through. Snohomish County PUD had more than 70,000 customers out during the November 2024 bomb cyclone. A gas oven with a glow-bar igniter cannot bake without electricity, and electronic controls on wall ovens sometimes come back scrambled after a hard outage. Switching the oven breaker off for a minute often resets them; if the display stays wrong, we test the board.

Brier has no state routes, so we come up from the shop on 228th or 236th St SW and are usually at your door within ten minutes off-peak. Houses in parts of Alderwood Manor that carry a Brier mailing address are on the same short run. The water here is Everett's soft Spada Lake supply, so scale plays no part in Brier oven problems; what we deal with is heat, grease and age. Downdraft cooktops in particular collect grease in the blower and filter over the years, and a thorough cleaning is often part of the repair.

Where Brier repairs start

The gas side of a Brier kitchen drives most of our range work, and stove and oven repair here starts at $259. Oven igniters are the usual call, followed by surface burners, spark switches and cooktop elements; a wall oven or range control board sits toward the top of the scale. That figure marks the start of the category, not your quote, and the real number goes in writing after the $85 diagnostic. Approve the repair and the diagnostic is folded into it.

Repair the double wall oven or replace it?

The cabinet usually settles this one. A 1980s or 90s double wall oven sits in a cutout sized for that model, and current units do not always match its width or height. Replacing it can mean cabinet work on top of the oven itself, which makes repairing an igniter, element, sensor, hinge or even a control board the better value in most Brier kitchens. The picture changes when the board for your model is no longer made, when both cavities are failing at once, or when the oven liner has rusted through. Downdraft ranges follow similar logic: the blower and switches are repairable, but a cracked cooktop on an older unit can cost more than it is worth. Freestanding gas ranges are simpler to swap, so there we compare the repair against a new range of the same width and tell you which way the numbers point. Part availability is checked by model number before we quote, so you decide with real figures in hand.

Common questions

Is it safe to keep using a gas oven that is slow to light?

Not for long. A slow oven usually means a weak igniter, and as it weakens the gas can take longer to catch, sometimes lighting with a noticeable whoosh. Stop using the oven and book a repair. If you smell gas at any point, leave the house and call PSE at 1-888-225-5773 or 911 from outside instead.

Can you work on an older Jenn-Air downdraft range?

Yes. Downdraft ranges and cooktops from the 1980s and 90s are common in Brier, and their weak points are well known: grease-loaded blower wheels, worn motors, failed spark switches and element problems on the electric versions. We check which parts are still produced for your model before quoting, so you know whether the repair is realistic.

Why won't my gas oven work when the power is out?

Most gas ovens built in the last few decades use a glow-bar igniter that needs household electricity to heat up and open the gas valve. With the power off, the valve stays closed, which is a safety feature rather than a fault. If the oven still will not light after power returns, that is worth a service call.

My lower wall oven stopped heating but the top one works. Is the whole unit failing?

Usually not. Each cavity on a double wall oven has its own elements and sensor, and often its own relays, so one can fail while the other is fine. We test the lower cavity's circuits one by one and replace only the faulty part. A shared control board is checked as part of the same diagnostic.

Do you cover Alderwood Manor homes with a Brier address?

Yes. Those streets are on the same short drive from our shop, about seven to nine minutes off-peak, and a call in the morning, Monday to Saturday, normally gets you a visit that same day. Read us the model number from the tag on the oven frame, or add it to the booking form, and we will bring the parts most likely to fit.
