Oven and stove repair for north Seattle, Northgate to Greenwood

Most of north Seattle joined the city in 1954, when the limits moved from 85th Street to 145th, and its post-war houses still hold many of the area's ranges. We repair gas and electric stoves, wall ovens and cooktops across the north end.

North Seattle grew up as suburbs before it became the city. Northgate Mall opened in 1950 and is often called the first covered shopping mall in the country; Lake City incorporated as a township in 1949, and in 1954 Seattle annexed it along with Greenwood and everything else between 85th and 145th Streets. The houses from that era, in the 98125, 98133 and 98155 ZIP codes, are mostly 1940s to 60s builds, and nearly every one has had its kitchen redone at least once. That means newer ranges on older circuits and gas lines, which is where a surprising share of our north Seattle work starts. Lake City was its own township for five years before annexation, and its main street, Lake City Way, is still part of SR 522.

The area keeps changing. The Northgate Link station opened in October 2021, the Kraken's headquarters and practice facility arrived next door, and apartment buildings have spread along Northgate Way, Lake City Way and Aurora Avenue. Citywide, about 39% of Seattle homes are in buildings of twenty or more units, and their kitchens mostly have electric slide-in ranges with hidden bake elements. Between those and the older houses, we see gas ranges, smoothtops, coil-tops, induction and wall ovens on a typical week of north-end calls. North Seattle College and the buildings around the transit center add a steady stream of renters to the mix.

North Seattle stove problems, from settling floors to F codes

  • Cakes and pans come out lopsided

    Likely cause
Range out of level on a floor that has settled
    What we do
Level the range on its feet and recheck the anti-tip bracket
  • Oven door will not seal along one side

    Likely cause
Range body twisted on an uneven floor, or worn hinges and gasket
    What we do
Level first, then replace the gasket or hinges if still needed
  • Gas burners light, but the oven will not

    Likely cause
Weak glow-bar igniter on the oven burner
    What we do
Test the igniter's current and replace it
  • Gas knobs turn stiffly or will not hold low

    Likely cause
Grease in the valve stem or a failing surface valve
    What we do
Clean the valve or replace it, then check the flame
  • Older electric range smells hot near the back

    Likely cause
Loose or scorched wire at the terminal block
    What we do
Repair the connection and inspect the cord and receptacle
  • GE oven shows F2 and shuts off

    Likely cause
Overtemperature: sensor fault or a relay stuck closed
    What we do
Test the sensor and the control's relay before replacing anything

Greenwood peat, gas or electric kitchens and north-end routes

Greenwood was built partly on a peat bog, and settlement is a known problem there; Seattle designated its peat areas as environmentally critical in 2008. Floors that have sagged over seventy years leave ranges out of level, and an unlevel oven bakes unevenly, lets the door seal poorly and can stress the range body. Before we condemn any part on a Greenwood range, we check it with a level, and sometimes adjusting the feet is the whole repair. We also make sure the anti-tip bracket is re-engaged before we leave.

About 61% of Seattle homes heat with electricity, and many of those houses never had a gas line, so they cook on coil-tops, smoothtops or induction. In the third of Seattle homes on PSE gas, gas ranges are common, and a north-end house that traded its gas furnace for a heat pump often keeps cooking on gas. Gas odor in the kitchen means leaving first; from the sidewalk, call PSE at 1-888-225-5773 or 911. Seattle City Light supplies the electricity throughout, so for a dead electric range, check the range breaker before calling the utility.

From our shop it is I-5 south to Northgate, thirteen to seventeen minutes off-peak; Lake City by Ballinger Way and Lake City Way, sixteen to twenty; and Greenwood by I-5 or Aurora, seventeen to twenty-one. Haller Lake, Bitter Lake, Broadview, Maple Leaf, Pinehurst and Wedgwood are on the same runs, and Ballard is reachable at twenty-four to thirty minutes off-peak; at rush hour it runs longer, so booking Ballard earlier in the day helps.

What north Seattle range repairs start at

For the gas ranges in north-end houses, stove and oven repair starts at $259. Oven igniters lead the list, surface valves, burners and elements follow, and when the oven temperature is off or an F code points at the sensor, a replacement sensor is often the answer. That is an opening price for the area, not a quote for your range. The exact price comes in writing after the $85 diagnostic, and the diagnostic is folded into the repair when you approve it.

Repair or replace in an older north-end kitchen

Start with the floor and the wall. If a range bakes unevenly because it is out of level, leveling it fixes the problem without any new part, and if the receptacle behind an electric range is scorched, it needs attention whatever you decide about the range. After that, the usual rules apply. Igniters, valves, elements, switches and sensors are moderate repairs worth doing on nearly any sound range. A failed control board on a basic model past about fifteen years, or cracked glass on an older smoothtop, often tips toward replacing. In Northgate and Lake City condos, where getting a new range through a building is a project of its own, repairing has an extra advantage. And when you do replace, choose a range with the same fuel and connection type unless you plan to have the gas line or circuit changed first. A stiff gas valve is worth replacing rather than forcing, whatever the range's age.

Common questions

How far into Seattle do you go?

We cover north Seattle: Northgate, Lake City, Greenwood, Haller Lake, Bitter Lake, Broadview, Maple Leaf, Pinehurst, Wedgwood and nearby streets, plus Ballard. Northgate is about thirteen to seventeen minutes from our shop off-peak and Greenwood about seventeen to twenty-one. Morning calls, Monday through Saturday, usually get a technician out the same day.

My Greenwood house has sloping floors. Can that affect the oven?

Yes. A range that is out of level bakes unevenly, cakes rise lopsided, and the door may not seal along one side. Before replacing hinges, gaskets or sensors, we check the range with a level and adjust its feet. Often that solves the problem, and we also confirm the anti-tip bracket is engaged.

Do you repair older gas ranges in Lake City and Maple Leaf houses?

Yes. Older gas ranges in the post-war houses usually need igniters, surface valves, burner cleaning or a sensor, and many of those parts are still made. If yours is old enough that a safety part has been discontinued, we say so before ordering anything. If you ever smell gas, leave the house and call PSE or 911 from outside before calling us.

Do you repair ranges in Northgate condos and apartments?

Yes. Many have electric slide-in ranges with the bake element hidden under the oven floor, which means sliding the range out to replace it. Renters can book the visit, and the owner or manager approves our written price before any work starts. Tell us about building entry and parking when you book.

My GE oven shows F2. Is it dangerous?

On many GE controls, F2 means the oven sensed a temperature above its limit, so the control shut it down. The cause can be a faulty sensor or a relay stuck closed. Turn the oven off at its breaker and leave it off until we test it. Do not keep resetting it while it overheats.
