Stove and oven repair for Lake Forest Park's older homes

Lake Forest Park has the oldest housing on our map, and a few of its kitchens still cook on ranges with pilot lights and dial thermostats. We repair those and the modern gas and electric ranges beside them, eight to eleven minutes from our shop.

Drive time
8–11 minutes, Ballinger Way down to Bothell Way.
Pre-1960 homes
About 35% of houses; around 12% are older than 1940.
Gas service
PSE gas heats about 53% of homes; City Light supplies power.

Ole Hanson laid out Lake Forest Park in 1912 as one of the region's first planned communities, with a promise that its natural beauty would be preserved, and the town has held to that. Less than 4% of its land is zoned commercial, there is no industry, and most homes are single-family houses on medium to large wooded lots along Lyon Creek, McAleer Creek and the slopes above Lake Washington. Only about 9% of the housing has been built since 2000, so nearly every kitchen we visit is a newer room inside an older shell. Lake Forest Park Town Center, opened in 1964 and home to Third Place Books and city hall, is about the only commercial hub.

That produces the widest spread of stoves we see anywhere. One week it is a mid-century gas range with standing pilots and a mechanical oven thermostat; the next it is an induction cooktop from a recent remodel in Sheridan Heights or Horizon View. The wiring and gas piping behind them can come from any decade in between, so we check what is feeding the range before we condemn anything inside it. Vintage ranges get a frank answer about which parts can still be found, and a good share of our time here goes into working out which era each piece of the setup belongs to.

Old and new range trouble in Lake Forest Park

  • Oven pilot on an older range keeps going out

    Likely cause
Weak thermocouple or a dirty pilot orifice
    What we do
Clean the pilot assembly, test the thermocouple and replace it if weak
  • Oven runs far hotter or cooler than the dial

    Likely cause
Capillary-bulb thermostat drifted out of calibration
    What we do
Recalibrate where the dial allows; replace it if parts exist
  • Older oven will not start, timer dial looks normal

    Likely cause
Mechanical clock left in a timed-bake setting
    What we do
Return the clock to manual and test its contacts
  • Display scrambled after the lights flickered

    Likely cause
Brownout or surge upset the electronic control
    What we do
Reset at the breaker, then test the board if it does not recover
  • Broil element sparked and went dark

    Likely cause
Element burned through at a weak spot
    What we do
Replace the broil element and inspect the wiring behind it
  • Oven loses heat through a gap at the top of the door

    Likely cause
    Hardened gasket or sagging hinges
    What we do
Fit a new gasket and hinges and square up the door

Trees, outages and houses that skipped gas

Tall trees are the reason many people live here, and they are also the reason the lights flicker. Seattle City Light, which supplies the whole town, had about 43,000 customers dark during the November 2024 bomb cyclone. Electronic oven controls do not like repeated brownouts, and we see more scrambled displays and dead touchpads after big windstorms. Ranges with standing pilots often keep cooking through an outage, which is one reason some owners hold on to them. After a long outage, we suggest leaving the range breaker off until power has been steady for a while, then switching it back on.

PSE gas heats about half of Lake Forest Park's homes, and in those houses a gas range is the usual find. The houses that skipped gas heat with electricity and tend to cook with it as well; when their owners add a heat pump, the range usually stays electric, and a remodel sometimes brings induction. Older electric ranges here may still draw from a circuit run when the house was built, so we check the voltage at the outlet before blaming an element or switch. If you smell gas around a gas range, step outside first and phone PSE on 1-888-225-5773 or 911 from the yard.

The roads here wind, driveways are steep and some homes sit well back in the trees, so tell us about parking when you book. From our shop it is Ballinger Way to Bothell Way, the old Red Brick Road, and most addresses from the Town Center to the Burke-Gilman Trail take eight to eleven minutes off-peak. The Sheridan Beach streets along Lake Washington are on the same run, a few minutes past the Town Center, and Lyon Creek Waterfront Preserve or Grace Cole Nature Park make good landmarks when you give us directions.

Repair prices to expect in Lake Forest Park

Stove and oven repair in Lake Forest Park starts at $259. On gas ranges the oven igniter is the most common job, bake and broil elements come next, and a control board in a modern range sits toward the top. Vintage ranges sometimes need components that take time to source, and we tell you that up front. Read the figure as a starting point for our area, not a quote; the exact amount is written out after the $85 diagnostic, which is credited to the repair when you approve it.

When an old range is worth saving

A well-built vintage range with a sound body and enamel is often worth keeping, as long as its safety parts can still be serviced. Thermocouples, pilot assemblies and some thermostats for older gas ranges are still available, and we will tell you before ordering when one is not. We will not bypass a safety valve or thermocouple to keep an old stove lit; if the safety system cannot be restored, replacing the range is the right call. On modern ranges the usual rule applies: igniters, elements, sensors and hinges are worth fixing on almost any model, while a failed control board on a basic range past about fifteen years may cost too much relative to new. Lake Forest Park kitchens are often built around a specific stove, so we also mention when a replacement would need cabinet or counter changes. Many homes here have been in the same hands for decades, and we would rather keep a good range working than talk anyone into a new one.

Common questions

Do you work on vintage gas ranges?

Yes, when the parts that keep them safe can still be serviced or sourced. We clean and adjust pilots, test thermocouples and safety valves, recalibrate dial thermostats where the design allows, and replace elements and switches. If a safety part is no longer made, we say so before spending your money, and we never bypass a safety device.

Why does my gas range light on top but not in the oven?

On a modern range, the oven uses a glow-bar igniter that must draw enough current to open the gas valve; a weak igniter glows but never lights the burner. On an older pilot range, the oven pilot may be out or its thermocouple weak. Both are common repairs. If you notice gas smell, leave and call PSE or 911 from outside.

The power came back but my oven display is wrong. What can I try?

Turn the range breaker fully off, wait about a minute, and switch it back on. That often resets a control that was confused by a brownout. If the display still shows an error, random segments or nothing, leave the breaker off and book a visit so we can test the board and its power supply.

How long does it take you to reach Lake Forest Park?

About eight to eleven minutes off-peak from our Mountlake Terrace shop, by way of Ballinger Way and Bothell Way. If your call comes in during the morning, Monday through Saturday, we usually visit the same day. Let us know about steep drives or tight parking so the van can get close to your door.

My older oven will not turn on, but the light works. What is wrong?

On many older ranges the mechanical clock has a timed-bake setting, and if the dial is left in automatic the oven waits for a start time that never comes. Check the clock is set to manual. If that is not it, the problem may be a thermostat, element or igniter, which we can test.
