Dryer repair for north Kirkland garages and condos

Across Kingsgate, Finn Hill and Juanita, many dryers live in the garage of a 1970s house, while Totem Lake's newer buildings add compact and ventless models. We repair both, about 21 to 26 minutes from our shop via I-405.

North Kirkland became part of the city in 2011, when Finn Hill, North Juanita and Kingsgate joined in one annexation of about 33,000 residents. The houses there are mostly 1960s and 1970s split-levels and ramblers, plus 1980s and 1990s subdivisions, and a lot of them keep the washer and dryer in the garage or in a laundry nook right beside it. That's practical for muddy shoes and sports gear, but it puts the dryer, and especially its duct, in unheated space for half the year.

Totem Lake is the other half of our north Kirkland work. The area around EvergreenHealth and the redeveloped shopping district has filled with apartments and condos; about a fifth of Kirkland homes now sit in buildings of 20 units or more. Those units often come with compact stacked dryers, and some newer buildings use ventless condenser or heat-pump models. We repair all of these, gas and electric, vented and ventless, carrying the usual parts on the van and writing the price down before any work. Puget Sound Energy supplies both power and gas in Kirkland, and heating splits almost exactly in half between them, so gas dryers are common in the older houses while the newer buildings run nearly all electric.

North Kirkland dryer symptoms we see most

  • Winter loads take far longer than summer loads

    Likely cause
Duct crossing a cold garage, condensing and matting lint
    What we do
Clean the run, slope it to drain outward, reroute if needed
  • Ventless dryer leaves clothes damp

    Likely cause
Clogged condenser or heat-exchanger filter, or a full water box
    What we do
Clean the condenser and filters and check the drain system
  • Water on the floor by a ventless dryer

    Likely cause
Kinked drain hose or a failed condensate pump
    What we do
Clear the hose, test the pump and replace it if needed
  • Drum turns, no heat at all

    Likely cause
Thermal fuse or element open after restricted airflow
    What we do
Replace the failed part and fix the airflow behind it
  • Rhythmic squeak in an older garage dryer

    Likely cause
Rollers or idler drying out in the cold
    What we do
Replace rollers, idler and belt together
  • Nesting material or droppings under the dryer

    Likely cause
Mice drawn to warmth and lint in the garage
    What we do
Clean the base and check wiring for chew damage

Garage laundries, cold ducts and Totem Lake ventless dryers

A dryer in a Kingsgate or Finn Hill garage fights the weather in two ways. It pulls in cold air, so each load needs more heating time in January than in July. And its duct, often running along the garage ceiling or through a wall into the cold, cools the moist exhaust until water condenses inside and glues lint to the pipe. Over a few winters that builds into a real restriction. We clean those runs, shorten them where possible, slope them to drain toward the outside, and make sure nothing is stored against the hood. In houses with mature trees, as on much of Finn Hill, needles and leaves at the hood are part of the same story.

Garages bring one more visitor: mice. Lint and warmth make a dryer's base an attractive nest, and chewed wiring can follow. If you notice droppings or nesting material near the dryer, mention it when booking; we'll inspect the wiring as part of the visit. Keeping pet food and birdseed out of the garage, and sealing the gap under the garage door, does more to keep them away than any trap. A dryer that has had a nest in its base also tends to have a lint-packed blower, so we clean that while the cabinet is open.

In Totem Lake's newer buildings, ventless dryers need a different kind of care. A condenser or heat-pump dryer recycles its air through a heat exchanger and collects the water, so it has extra filters that must be cleaned, a condenser that can clog with fine lint, and a drain hose or water box that can back up. When one of these takes three hours to dry a load or leaves water on the floor, the fix is usually cleaning and drainage, not a major part. We show you where each filter sits and how often to clean it, which is the single biggest factor in how well these dryers keep working. Compact stacked pairs in the same buildings get the usual treatment: we slide them out carefully, repair the dryer half, and check the duct periscope behind it before pushing the unit home.

Starting prices for north Kirkland dryer repair

North Kirkland dryer repair comes in starting at $235. Thermal fuses and thermostats, electric heating elements, and new rollers with the idler and belt are the jobs we see most. Read that as where our pricing opens anywhere we work, rather than a quote. After the $85 diagnostic you receive one written price, and the diagnostic then lives inside that price once you agree to the work. The longer I-405 drive to Kirkland carries no surcharge.

Garage dryers and ventless models: repair or replace?

For a garage dryer, the choice of replacement matters as much as the decision to replace. Heat-pump dryers are efficient, but they are designed for a heated room and slow down noticeably in a cold garage, so a standard vented dryer usually remains the practical pick there. That makes repairing a sound vented dryer an easy call: rollers, belts, fuses and elements are short jobs with inexpensive parts, and fixing the duct often restores normal drying. In Totem Lake condos the logic flips somewhat. A ventless dryer that has never had its condenser cleaned often just needs maintenance; one with a failed compressor or main board past about eight to ten years may not justify the repair, and we'll say so. Either way, you see the repair price in writing before deciding, along with our honest read on how much life the machine has left. For a 1970s house where the laundry might move indoors during a remodel, we can also talk through what each option would mean for the vent.

Common questions

Why does my garage dryer take longer in winter?

It's drawing in cold air and pushing exhaust through a cold duct. More heat goes into warming the air, and moisture condenses in the duct, which traps lint and slows airflow further. We clean the run, slope it to drain outward and check the hood. Keeping the lint screen clean helps too.

Do you repair ventless and heat-pump dryers?

Yes. Ventless dryers have their own maintenance points: lint filters, a condenser or heat exchanger, and a drain pump or water container. Most problems we find are clogging and drainage rather than failed parts. We also repair the motors, sensors and boards when those do fail.

Do you also cover downtown Kirkland?

Our focus is north Kirkland, where Totem Lake, Juanita and Kingsgate run about 21 to 26 minutes from the shop when I-405 is moving. Downtown is farther, around 26 to 32 minutes. Call with your address and we'll give you a realistic arrival window before you commit.

Could mice have damaged my dryer?

It happens in garages. Mice nest in the warm, lint-filled base of a dryer and sometimes chew wiring. If the dryer stopped working and you've seen droppings or nesting material, stop using it and let us inspect it. We clean out the base, check the wiring harness and repair any damage.

Can you check my washer at the same time?

Yes. A second appliance checked on the same visit costs $10 less to diagnose. In garage laundries, a washer that spins poorly leaves the dryer extra water to remove, so looking at both together can solve a slow-drying problem faster. Both get separate written prices.
